Typical Design Criteria
- Site Class - Typically site class D, unless otherwise identified in a Geotechnical Investigation
- Seismic Design Category - Typically D. Shall be determined on a site basis in accordance with the procedures of the 2007 CBC/ ASCE 7-05
- Basic Wind Speed (3-Second Gust) - 85 miles per hour per 2007 CBC, Figure 1609
- Exposure Categories - B, C, or D. Shall be determined on a site basis in accordance with 2007 CBC Sec. 1609. 4.3
Soils Policy Report
A Soils Report shall be submitted with all applications for grading or foundation work. The Building Official may waive this requirement for detached garages, agricultural structures, utility structures, and other work that is deemed to not warrant a geotechnical investigation.
Local Amendments & Interpretations
- Garage Separation Walls: Pursuant to MBMC Section 14.16.010, private garage(s) shall be separated from the dwelling unit(s) by a minimum of 5/8" type x drywall applied on the garage side of all walls and ceilings.
- Sewer Backwater Valves: Pursuant to MBMC Section 14.24.060, a sewer backwater valve is required to be installed to protect building occupants from the potential intrusion of sewage resulting from a downstream blockage. A backwater valve shall be installed when an existing sewer line is replaced as well as where a remodel or addition results in an increase of plumbing fixture units.

Energy Compliance
Building permit submittals shall include documentation of compliance with the applicable 2008 Building Energy Efficiency Standards prepared by a Certified Energy Analyst.

Naturally Ocuring Asbestos
Prior to issuance of a permit for work involving grading or excavation, the applicant must contact the SLO Air Pollution Control District (APCD) and submit to the Building Official an approved Asbestos Dust Mitigation Plan / Health and Safety Program or exemption letter.
Demolition Containing Asbestos
Prior to issuance of demolition permits (excluding residential buildings having four or fewer dwelling units) the applicant must contact the SLO Air Pollution Control District (APCD) and obtain Asbestos Clearance.
Environmental Health Clearance
Prior to issuance of a builidng permit for the remodel or construction of dining and food preparation facilities, the applicant shall submit to the Building Official a copy of the plans bearing approval of the County Department of Environmental Health.
